This classic 1970s Titirangi weatherboard home had great bones and was charming with its sarked ceilings and timber joinery but it was very small, with cramped living spaces and a circuitous route to the bedrooms. With almost no insulation, it was also cold.
With their home well overdue for a facelift, the owners also wanted to extend its size to make room for their growing family. Plans were prepared to achieve these goals while maintaining a balance between modernising the home and staying true to its original character. The challenge for Auckland Build 360 was to fulfil the architect’s brief which included some challenging features.
What we did
The project involved
- Full internal strip out.
- Extension of the existing house footprint and re-design of the layout. This included closing in the footpath of the U-shaped home to create an internal courtyard.
- Provision of an additional bedroom, master ensuite and increased living area.
- Creation of an open space living area achieved with structural steel portals and large aluminium sliders leading to the backyard and courtyard.
- New wall and ceiling insulation and double-glazed joinery throughout.
- New electrical and plumbing services throughout.
Additional challenges
Additional challenges identified included tricky procedures required to bring the home up to current building code:
- The original Asbestos cladding needed to be removed according to the removal and disposal regulations relating to the safe handling of Asbestos.
- A strengthening of an existing area of the foundations was required to level and repair a corner of the house that had dropped.
- The steep site on which the home sits made access difficult. This meant the new foundations were all dug by hand and building materials, including the steel portals, carried in manually.
The outcome of this complex renovation is a well-designed home the meets the needs of owners and their family perfectly. The end product is a home that is spacious and open, light and airy, modern and healthy, and well-connected to the outdoors while continuing to hold its original character. Most importantly, the clients are 100 percent satisfied and thrilled with the final result.
