Do you provide full project management?

Yes. We take great pride in the detailed project management service we provide to our clients. Your project will have a lead builder on site and be overseen by a project manager. You can contact your project manager at any time to ask questions or to check on the progress of your project.

Project management involves the overseeing of all project scheduling and planning, the management and coordination of all trades involved, quality control and project compliance – everything required to ensure a successful project.

At which stage should I get a builder involved in the planning of my project?

As early as possible. Involving us from the design stage enables us to give practical advice, align plans with your budget, and improve communication. Ultimately, this early collaboration creates a smoother, more efficient process with better results.

We believe, if your builder and designer work well together, you’re more likely to stay on time, on budget, and discover the satisfaction we want all our clients to experience.

Will my project require consent?

All building work done in New Zealand must comply with the Building Code, and a building consent is often needed.

Projects that require consent include:

  • Any structural building work.
  • Plumbing and drainage where an additional sanitary fixture is created.
  • Relocating a building.
  • Construction of a retaining wall higher than 1.5mtrs.
  • Decks above 1.5mtrs high.
  • Wet area waterproofing.

Is it best to work within a fixed price contract or cost-plus contract?

In a fixed price contract, you agree on a total project cost upfront. A cost-plus contract involves paying for the actual costs of materials and labour, plus a pre-agreed fee or percentage.

Certain projects suit different models. A complex renovation will often suit a cost-plus model, whereas a project with a clear scope may best suit a fix price contract.

Both fixed price and cost-plus contracts have their advantages—it depends on your project’s complexity, budget flexibility, and how much certainty you want upfront. Some clients enjoy the transparency and flexibility of a cost-plus contract while others prefer the certainty of a fixed price contract.

We work with each of our clients to determine the best approach to their specific project.

Will you apply for the project final code of compliance?

Yes. We will compile all of compliance paperwork throughout the project and apply for the final code of compliance certificate. We will also provide you with a copy all of the compliance and warranty documents at the end of the project.

How long will my project take?

A project’s duration is specific to its scope, scale and complexity.

Before your project begins, we will use our job management software to work with you to create a detailed project schedule. This will include all the key dates from start to completion. Once the project commences, we will ensure you are kept aware of any changes to this schedule.

Auckland Build 360 have done a couple of home renovations for me. The first was a bathroom in New Lynn where their work so impressed me that I got them in when I did a larger home renovation.
